How much is the security deposit?
The security deposit is just one month’s rent and is fully refundable if the tenant complies with the terms of the lease and returns possession of the apartment in good condition, reasonable wear and tear excepted.
Do you require a first and last month’s rent upon signing a lease?
No. We understand that going to college is expensive, so we do NOT require first and last months rent when you lease an apartment. When you sign a lease, you pay only the security deposit. The first month’s rent is due upon the commencement of the lease term.
What is the length of a lease?
Generally, an initial lease commences in August and terminates in July of the subsequent calendar year. For many tenants who elect to renew their lease for an additional year, their lease continues uninterrupted into the subsequent year.
Can you sublet rooms?
Yes. SGL does allow a tenant to sublease their apartment, subject to the original tenant and sublessee executing and delivering a “Sublease Agreement” provided by SGL.
Are pets allowed?
Sloopy Group allows domestic cats and dogs under 70 pounds to reside with their owner at The Gemini at 345/355 20th Street. The owner is required to pay an additional security deposit and execute and comply with the terms and conditions of a “Pet Addendum” added to the Lease Agreement.
Are the units cable ready?
A: Yes. Cable and Wi-Fi are available in all Sloopy Group apartments and houses. Residents can get cable and wi-fi through AT&T, Spectrum or WOW.
Do the units have access to WiFi?
A: Yes. Wi-Fi is available in all Sloopy Group apartments and houses. Residents can get cable and wi-fi through AT&T, Spectrum or WOW.
